Gem State Capital exists to give accredited investors direct access to the cash flow and appreciation of Idaho's short-term rental market — without the burden of property management, guest communications, or day-to-day operations.

We started as operators. Before raising a single dollar from outside investors, our founders personally acquired, furnished, and managed short-term rental properties across Idaho. That hands-on experience shapes every decision we make today.

When we opened our first fund to outside investors, we made a simple promise: we would only accept capital we were willing to place alongside our own. That commitment hasn't changed.

Based in Idaho, we believe the Mountain West represents one of the most compelling STR investment landscapes in the country — driven by outdoor recreation demand, undersupplied inventory, and a favorable regulatory environment.
